Where do you start? The most sensible approach is with your budget, figure out what you are comfortable spending, and consider that on top of the final sales price, you will have costs of about 10% +/- for taxes and legal expenses.
Everybody wants to be in the most desirable areas near beaches, golf courses, shops, and amenities. Marbella is one of Europe’s most popular resort areas, a long-established luxury tourist destination, and demand for property is higher than ever, with prices now at record levels.
When deciding on the perfect location for you and your family to buy a real estate property in Marbella, your budget and expectations will determine the location, whether a full-time residence or a holiday home.
With a budget of €1–1.5 million, you can still expect to find some great options. However, it is essential to mention that if you’re looking for a private villa or a beachfront apartment in a prime Marbella area, your budget will need to be considerably higher.
The most desirable areas of Marbella, such as the Golden Mile and its neighbouring urbanisations of Sierra Blanca and Cascada de Camoján, have considerably higher prices. These exclusive areas are populated with large, private villas with gardens in secure, gated communities, often with great sea or mountain views, within easy reach of Marbella’s amenities, just minutes away. With superstar architects only building larger and larger mansions in this area, it is set to maintain its exclusivity for the foreseeable future.
Apartments
In terms of apartments, you will find excellent options in high-end, luxury properties in prime locations, such as the Golden Mile, Puerto Banús, and Nueva Andalucía. These highly desirable areas offer easy access to beaches, restaurants, and shops. In addition, these properties will be in superior communities, usually with many community facilities, including gardens and communal pools, indoor pools and spa facilities for the residents.
For apartments, you can expect to find high-end, luxury properties in prime locations such as the Golden Mile, Puerto Banús, and Nueva Andalucía. These areas offer easy access to beaches, restaurants, and shops, and the properties will be in excellent complexes with an array of community facilities, including indoor pool and spa facilities in some cases.
For example, we can find properties in the sought-after gated urbanisations such as La Trinidad and Las Lomas de Sierra Blanca in the Golden Mile are close to all amenities, including a prestigious international school, sophisticated bars and gourmet restaurants for which this area is renowned, and the beach within walking distance.
Townhouses
Townhouses are great family options, and for €1-1.5 million, you can expect to find a range of luxury properties with three to five bedrooms, set within gated communities with 24-hour security. Many of these homes feature private gardens, shared or private swimming pools, and outdoor entertaining areas, perfect for enjoying the sunny Marbella climate.

Villas
With the prices of villas reaching record levels in the most exclusive areas of Marbella, it isn’t proving easy to find a private villa in this price range in the general Marbella areas.
Most villas start at a higher price, but there are opportunities on either side of Marbella if one is prepared to refurbish an older home rather than a new modern-style villa. A guideline price for a new modern villa with at least four bedrooms will be from 1.8m upwards, with the larger homes making at least 3-5m and upwards.
